Key takeaways
- In Guatapé and El Peñol a lot starts at about US$124,000 and typically asks about US$419,000; across Antioquia about US$115,000 and about US$257,000.
- First establish what the plan classifies the parcel as and allows you to build; whether the registry is clean via the certificate of tradition and freedom (requested with the registry number; registered owner, mortgages, liens, encumbrances); and whether the buildable footprint, after slope, setbacks and access, is near the total area on the deed.
- Price the total: buyer closing costs run about 2 percent (notary 0.27 percent, registry 0.67 percent, beneficencia 1 percent) plus your lawyer; closing takes 30 to 45 days; capital gains are 15 percent when held two years or more.
- Long-term rentals have yielded 5 to 9 percent gross a year and short-term 8 to 15 percent gross.
- The Devimed concession reverts on July 31, 2026, the financing trust is expected in 2027 and handover to Invías in 2028, so major works would not begin before late 2027.
Price per square meter is a useful comparison tool for apartments in a building full of similar apartments, and a poor valuation tool for anything else. Apply it to a lot, a finca or a country house and it breaks, because what you are buying is what the municipality lets you build on the land.

Why does price per square meter work for apartments but not for land?
An apartment in a tower is a commodity: repeating floor plan, similar finish, shared common areas. Land has no such repetition. Neighbouring parcels differ in slope, road access, water source, buildable footprint, and above all in what the territorial plan permits: country housing, subdivision, or agricultural use only. That classification can be worth more than every physical feature combined. In Guatapé and El Peñol a lot starts at about US$124,000 and typically asks about US$419,000; across Antioquia about US$115,000 and about US$257,000. The entry points are close and the typical prices are not, so an average across that spread describes nothing you can buy.
What should I compare instead of price per square meter?
Price per permitted use. First establish what the plan classifies the parcel as and allows you to build; whether the registry is clean via the certificate of tradition and freedom (requested with the registry number; registered owner, mortgages, liens, encumbrances); and whether the buildable footprint, after slope, setbacks and access, is near the total area on the deed. A parcel with a large share of unbuildable slope is not comparable to a flat one of the same size.
Where does the per square meter habit cost buyers money?
- Pricing a finca like a house. In Guatapé and El Peñol a finca starts at about US$166,000 and typically asks about US$446,000; across Antioquia about US$263,000 and about US$574,000. Dividing by hectares says nothing about the house on the land.
- Comparing a country house to an apartment. A country house in Guatapé and El Peñol starts at about US$181,000 and typically asks about US$325,000; in Antioquia about US$393,000 and about US$907,000. An apartment starts at about US$86,000 and typically asks about US$154,000 in Guatapé and El Peñol, against about US$91,000 and about US$194,000 across Antioquia.
- Ignoring annual holding cost. Property tax runs from 0.3 to 1.2 percent of the cadastral value by municipality, so a larger, cheaper parcel can cost more to hold.
How do I use per square meter figures properly, then?
Inside a category, a building or a zoning class, never across them. For two apartments in El Poblado the metric earns its keep; start with the price per square meter medellin breakdown. For an apartment against a lot in El Peñol, put it away. Price the total: buyer closing costs run about 2 percent (notary 0.27 percent, registry 0.67 percent, beneficencia 1 percent) plus your lawyer; closing takes 30 to 45 days; capital gains are 15 percent when held two years or more.
Does the metric tell me anything about what the property earns?
Not directly. Rental performance tracks location, condition and management. Long-term rentals have yielded 5 to 9 percent gross a year and short-term 8 to 15 percent gross. Appreciation has historically run 7 to 8 percent a year: history, not a forecast.
What about infrastructure changing the arithmetic?
The Devimed concession reverts on July 31, 2026, the financing trust is expected in 2027 and handover to Invías in 2028, so major works would not begin before late 2027. A price justified by a road already "changing the area" rests on an assumption.

Frequently asked questions
Is price per square meter a reliable way to value land in Antioquia?
No. Two parcels of identical size can differ threefold because the plan allows country housing on one and agricultural use only on the other.
Why do lot prices in Guatapé and El Peñol differ so much from the rest of Antioquia?
Entry points are close (about US$124,000 versus about US$115,000) but typical asks diverge: about US$419,000 versus about US$257,000.
What document shows whether a parcel has liens or a mortgage?
The certificate of tradition and freedom, requested with the registry number.
How much should I budget on top of the purchase price?
About 2 percent in closing costs, then annual property tax of 0.3 to 1.2 percent of the cadastral value.
How long does a purchase take to close in Antioquia?
30 to 45 days once the deal is agreed; land toward the longer end.
