Most foreign buyers in Antioquia end up weighing the same two options: an apartment in Medellin, or land and homes on the Guatape reservoir about two hours east. They are different purchases serving different goals, and the honest comparison is about strategy, not which place is nicer.

What Medellin gives you

Liquidity and rental depth. Medellin is Colombia's second market: thousands of active listings, a deep pool of local and international tenants, and the infrastructure of a major city. An apartment in a good estrato rents readily on long-term contracts, with historical gross yields for long-term rentals in the range of 5 to 9 percent, and furnished short-stay operations historically reaching 8 to 15 percent gross where regulations and building rules allow them. When you want out, the buyer pool is the deepest in the region.

What Guatape gives you

Scarcity you can stand on. The reservoir shoreline is finite, the town is one of Colombia's most visited, and comparable waterfront anywhere else in the world trades at multiples of Guatape prices. Large rural parcels in the basin have recently started around COP 50,000 per square meter, roughly 1.40 US dollars per square foot, with lakefront commanding a premium above that. The trade-off is a thinner market: fewer buyers at any moment, longer sales cycles, and more diligence work on rural title, water, and access.

The access story, told honestly

Today the drive from Medellin to Guatape takes about two hours. A divided highway, the doble calzada from Marinilla through El Penol to Guatape, is planned but not under construction: the current concession reverts in mid 2026, financing is expected to be structured in 2027, and major works are realistic from late 2027 at the earliest, with no official completion date. The design intent is to cut the trip to roughly 60 to 75 minutes. The precedent worth studying is the Tunel de Oriente, opened in 2019, which collapsed the airport drive and was followed by strong appreciation in the corridors it connected. Comparable road projects in Antioquia have historically been followed by double-digit appreciation. That is history, not a promise.

Renting them out

A Medellin apartment is a spreadsheet: predictable tenancy, professional management, steady numbers. A Guatape property is an operation: weekend and holiday demand, higher peaks, more moving parts. Full rental management in the basin typically runs 20 percent of collected rental income plus the guest cleaning fee. If you only need upkeep and security checks rather than a rental operation, a caretaker, a mayordomo, runs roughly COP 250,000 to 500,000 a month, and that is a different service from management.

How to decide

Buy Medellin if your priority is income you can model and an exit you can time. Buy Guatape if your priority is owning something scarce with a long horizon, and treat the access upgrade as upside rather than the thesis. Plenty of portfolios sensibly hold one of each: the apartment pays for the weekends at the lake.
