What is the average price by property type?
| Property type | Guatapé / El Peñol | Antioquia |
|---|---|---|
| Apartment | from ≈US$89K, typical ≈US$159K | from ≈US$97K, typical ≈US$199K |
| Country house | from ≈US$187K, typical ≈US$335K | from ≈US$343K, typical ≈US$919K |
| Finca | from ≈US$234K, typical ≈US$467K | from ≈US$271K, typical ≈US$591K |
| Lot | from ≈US$128K, typical ≈US$431K | from ≈US$118K, typical ≈US$265K |
Read the gap between "from" and "typical" before you read the typical figure itself. An Antioquia country house starts around US$343K and sits typically near US$919K, a spread that tells you the category mixes modest rural houses with large gated-community homes. The apartment category is much tighter: US$97K to US$199K across the department.
The one line that inverts is lots. Guatapé and El Peñol land asks more than the departmental typical (≈US$431K against ≈US$265K), because lakefront and lake-view parcels are a finite product and they are priced as such.
Why is the lake cheaper than Antioquia for houses?
A country house in Guatapé or El Peñol asks roughly US$335K against about US$919K across Antioquia. That is not a discount on the same asset. The departmental number carries the high-end eastern corridor closer to Medellín, where gated country-home projects with full services set the typical price. Around the lake, the product is more often a standalone house on its own land, further from the city, and the asking prices reflect that.
Fincas narrow the gap: ≈US$467K at the lake against ≈US$591K department-wide. Apartments narrow it further. The further you go from a standardized product, the wider the gap between any two municipalities.
What do I actually pay on top of the price?
Budget about 2 percent of the purchase price in buyer closing costs: notary 0.27 percent, registry 0.67 percent, beneficencia 1 percent, plus your lawyer's fee on top. On an apartment at ≈US$159K, that is roughly US$3,200 in statutory costs before legal fees.
Then the recurring items:
- Property tax (predial): 0.3 to 1.2 percent of cadastral value per year, set by the municipality. Cadastral value is not the asking price, and the municipal rate matters as much as the house.
- Administration fee: monthly, on any apartment under propiedad horizontal, governed by the building's reglamento.
- Capital gains: 15 percent on sale, when the property was held two years or more.
Timeline from agreed deal to closing is normally 30 to 45 days.
What checks decide whether the price is fair?
Three documents, in this order.
Certificate of tradition and freedom. Requested with the property's registry number. It shows the registered owner, the chain of previous owners, mortgages, liens and encumbrances. Read it before any money moves, including the deposit.
The municipal territorial plan (POT). This decides whether a parcel allows country housing, subdivision, or agricultural use only. A lot asking US$128K that cannot be subdivided and a lot asking US$431K that can are not comparable at all, and the POT is the only thing that settles it.
The measured area. Verify what the square metres in the listing actually refer to before you compare two asking prices.
Transfer happens by public deed (escritura) before a notary, then registration at the property registry. Until registration completes, you are not the owner against third parties, whatever the deed says.
Foreigners buy on a passport. No residency required, no local partner, no company structure needed for a straightforward purchase. Several visa categories exist for property owners, with requirements set by the foreign ministry, so check the current rules rather than any threshold you read secondhand.
On what these assets have done: appreciation in the area has historically run 7 to 8 percent a year, and that is history, not a forecast. Long-term rentals have yielded 5 to 9 percent gross annually, short-term rentals 8 to 15 percent gross. Short-term operation depends on the building's reglamento and the municipality's rules, so confirm both before you price a unit on holiday rates.

Frequently asked questions
What is the cheapest type of property to buy near Guatapé?
Apartments. They start at roughly US$89,000 in Guatapé and El Peñol, with a typical asking price near US$159,000. Lots start higher, at about US$128,000, and country houses start at about US$187,000.
How much are closing costs in Colombia?
About 2 percent of the purchase price: notary 0.27 percent, registry 0.67 percent and beneficencia 1 percent, plus your lawyer's fee. Closing normally takes 30 to 45 days once the deal is agreed.
Are Colombian property prices quoted in dollars or pesos?
Pesos. Colombian pesos are the source of truth for every price. Any US-dollar figure is an approximation at the day's market rate (TRM) and will move with the exchange rate, even when the peso price has not changed.
What is annual property tax on a Colombian home?
Predial runs from 0.3 to 1.2 percent of the cadastral value each year, depending on the municipality. Cadastral value is a separate figure from the asking price, so ask for the current predial bill before you buy.
Can a foreigner buy an average-priced home in Colombia?
Yes. Foreigners can own property in Colombia outright with a passport, and no residency is required to buy. The property transfers by public deed before a notary and must then be registered at the property registry.
