Key takeaways
- A listing says "90 m2" and the number could be the built area in the permit, the private area in the bylaws, or what the last owner measured with a tape.
- One question, in writing: "¿El área que aparece en el anuncio es área privada o área construida, y me puede enviar el reglamento de propiedad horizontal donde aparece el coeficiente?" A document answer gives you an area you can defend; no answer tells you how carefully the property is documented.
- Compare with the catastro record, which your annual property tax of 0.3 to 1.2 percent of cadastral value is calculated against.
- A lot in Guatapé and El Peñol starts at about US$124,000 with a typical asking price near US$419,000, while across Antioquia a lot starts at about US$114,000 and typically asks about US$257,000.
- For context, in Guatapé and El Peñol an apartment starts at about US$86,000 with a typical asking price around US$154,000 (Antioquia: about US$91,000 and US$194,000); a country house starts at about US$181,000 and typically asks around US$325,000 (Antioquia: about US$372,000 and US$905,000); a finca starts at about US$166,000 with a typical ask of about US$446,000 (Antioquia: about US$263,000 and US$574,000).
Use área privada: the usable area inside the unit, and the figure the reglamento de propiedad horizontal uses for your coefficient. Área construida includes walls, columns and sometimes common space, so dividing the same asking price by each shifts the per square meter figure without anything changing about the property.

Which area is the asking price divided by?
Nobody tells you. A listing says "90 m2" and the number could be the built area in the permit, the private area in the bylaws, or what the last owner measured with a tape. For most apartments three exist:
- Área construida: the unit's total footprint to the outside face of the perimeter walls, including internal walls and columns.
- Área privada: the usable area inside the unit.
- Área total or con comunes: private area plus your prorated share of hallways, lobby, stairs and sometimes parking and storage.
A building with generous common areas can push the total well above the private area. Price per square meter against the private area is the one you feel when you put furniture in.
What should I ask the seller, exactly?
One question, in writing: "¿El área que aparece en el anuncio es área privada o área construida, y me puede enviar el reglamento de propiedad horizontal donde aparece el coeficiente?" A document answer gives you an area you can defend; no answer tells you how carefully the property is documented. For a house or finca there is no reglamento, so use the escritura, the catastro record and the plano, which often disagree; catastro areas in rural Antioquia are frequently decades old.
How do I get the number right myself?
Pull the certificado de tradición y libertad with the registry number (registered owner, mortgages, liens, encumbrances). Read the escritura for registered area and boundaries, and the coefficient of co-ownership for an apartment. Request the reglamento, whose schedule lists private area per unit. Compare with the catastro record, which your annual property tax of 0.3 to 1.2 percent of cadastral value is calculated against. Measure it yourself with a laser measure; it takes twenty minutes. The escritura and registry govern what you own; your measurement governs what you live in.
Does the same problem exist on land?
It is worse. A lot's registered area may include a strip the road took long ago, a ravine, or a setback from a water source you can never build on. The buildable fraction is set by the territorial plan: country housing, subdivision, or agricultural use only. A lot in Guatapé and El Peñol starts at about US$124,000 with a typical asking price near US$419,000, while across Antioquia a lot starts at about US$114,000 and typically asks about US$257,000.
How much does this change the price I should pay?
Treat area as a negotiation input. If the listing divided by total area and private area is meaningfully smaller, you are correcting an arithmetic error in the seller's favour. For context, in Guatapé and El Peñol an apartment starts at about US$86,000 with a typical asking price around US$154,000 (Antioquia: about US$91,000 and US$194,000); a country house starts at about US$181,000 and typically asks around US$325,000 (Antioquia: about US$372,000 and US$905,000); a finca starts at about US$166,000 with a typical ask of about US$446,000 (Antioquia: about US$263,000 and US$574,000). A whole-property price is a fact; a per square meter price is a fact divided by an opinion. For how the figure behaves across the region, start with how much is a square meter in Colombia.
What this costs you in time and money
Verifying areas fits inside the 30 to 45 days a closing normally takes, if you start the week you sign the promesa. Buyer closing costs run about 2 percent: notary at 0.27 percent, registry at 0.67 percent and beneficencia at 1 percent, plus your lawyer, where area verification actually gets done. Capital gains are 15 percent when held two years or more, and the discrepancy you accept today is the one your buyer finds later.

Frequently asked questions
What is the difference between área privada and área construida in Colombia?
Área construida is the total footprint including walls and columns; área privada is the usable area inside the unit, used by the reglamento to assign your coefficient.
Which document tells me the real area of an apartment in Colombia?
The reglamento de propiedad horizontal together with the escritura, anchored by the certificado de tradición y libertad pulled with the registry number.
What if the escritura area and the catastro area do not match?
Common on rural land. The escritura and registry govern what you legally own; the catastro figure is what property tax is calculated against.
Does registered area tell me how much of a lot I can build on?
No. It can include road strips, ravines and water setbacks. The territorial plan sets what you can build.
What do buyer closing costs come to in Colombia?
About 2 percent: notary at 0.27 percent, registry at 0.67 percent and beneficencia at 1 percent, plus your lawyer's fee.
