Key takeaways

  • Land use is set by each municipality's territorial plan, and nothing in a per m2 quote tells you which side of that line you are on.
  • A parcel priced 20 percent above its neighbour can be cheaper once the neighbour's missing access road is costed.
  • Guatapé and El Peñol lots start at about US$128,000 and typically ask around US$431,000; across Antioquia they start near US$117,000 with a typical ask closer to US$265,000.
  • Closing takes 30 to 45 days.
  • The concession reverts on July 31, 2026, the financing trust is expected in 2027 and handover to Invías in 2028, so major works would not begin before late 2027.

A lot in Guatapé or El Peñol typically asks about US$431,000 against roughly US$265,000 for Antioquia as a whole, yet Guatapé lots start lower, near US$128,000. The per square meter figure can look identical on two parcels while one carries a view, a road and water and the other carries none of it. Price per m2 hides that completely.

Why does the same price per m2 buy two completely different parcels?

On land the square meter is a residual: you pay for the right to build, access to the plot and the services that reach it. Take two parcels in one vereda, same size, same price. Parcel A is on a paved municipal road with power at the lot line and a POT classification permitting country housing. Parcel B is reached by a servidumbre across a neighbour's land, has no power, and sits in a zone designated for agricultural use only. Only one is a building site. Land use is set by each municipality's territorial plan, and nothing in a per m2 quote tells you which side of that line you are on.

What should I compare instead of price per square meter?

The cost of a buildable, serviced, legally accessible square meter:

  • The certificate of tradition and freedom, requested with the registry number: registered owner, mortgages, liens, encumbrances, including registered servidumbres.
  • The POT classification for the exact parcel, asked of the municipal planning office in writing. Suelo rural, suburbano and protected zones carry different building rights.
  • Legal access. A servidumbre not registered on the folio is a conversation with a neighbour, not a right.
  • Services at the lot line: water, power, a viable septic solution. The distance is a quotable cost.
  • The area itself. The deed, the cadastral record and a surveyor's measurement do not always agree.

Then do the arithmetic. A parcel priced 20 percent above its neighbour can be cheaper once the neighbour's missing access road is costed.

How does this change what I pay around Guatapé?

Guatapé and El Peñol lots start at about US$128,000 and typically ask around US$431,000; across Antioquia they start near US$117,000 with a typical ask closer to US$265,000. Reservoir frontage and view corridors push the top of the range. A country house in Guatapé and El Peñol starts at roughly US$187,000 with a typical ask near US$335,000; a finca around US$171,000, typically about US$460,000. If a lot plus construction lands above a built house's ask, compare the lot to built alternatives, not to other lots.

What does the purchase itself cost and how long does it take?

Closing takes 30 to 45 days. Buyer closing costs run about 2 percent: notary 0.27 percent, registry 0.67 percent, beneficencia 1 percent, plus your lawyer, whom you should budget separately on land. Annual property tax runs 0.3 to 1.2 percent of cadastral value; capital gains are 15 percent when held two years or more. Appreciation has historically run 7 to 8 percent a year, history, not a forecast.

Does the Devimed road change land maths in Oriente?

Not yet. The concession reverts on July 31, 2026, the financing trust is expected in 2027 and handover to Invías in 2028, so major works would not begin before late 2027. Frequently asked questions

Why is price per square meter a bad way to compare land in Colombia?

On land the m2 is a residual of building rights, legal access and services. Two parcels with the same quote can differ in whether one is a building site.

What document tells me if a parcel has liens or registered easements?

The certificate of tradition and freedom, requested with the registry number. A servidumbre not on the folio is not a secured right.

How much do lots cost in Guatapé and El Peñol compared with the rest of Antioquia?

From about US$128,000, typically near US$431,000; across Antioquia from around US$117,000, typically about US$265,000.

Is it cheaper to buy a lot and build, or buy a built house near Guatapé?

Compare directly: a country house starts at roughly US$187,000 with a typical ask near US$335,000.

What will I pay to close on a lot, and what are the annual costs?

About 2 percent plus your lawyer's fee, 30 to 45 days, then annual property tax of 0.3 to 1.2 percent of the cadastral value.
